I have been doing battle with This management company for three years. During the pandemic, our payment for our HOA fees was sent in but LPI lost it, and it never got processed and we were never notified that our fees were late. By the time we realized there was a problem with our account they were claiming we owed them an excessive of $3000. As soon as I discovered the problem, I immediately contacted them and did not receive a written response for four months. I finally had to post on our neighborhood page on Facebook and get the HOA president involved, But LPI screwed us over because the HOA president and I agreed on $1400 and LPI‘s law firm would not accept less than 2400. The total amount of HOA fees owed was only $600 and the late fee fees and attorney fee fees were excessive. We had no contact with the attorney Attorney’s office except to sign the settlement documents. We are now making the payments faithfully and they are still a massive late fees and attorney fees on our account. Once again, I have asked our HOA to get involved, but it has now been a week and I have not heard back from them. Now we are getting notices from them over trees that we were forced to cut down several years ago because they were a safety hazard and it was during the pandemic when those of us who are elderly and disabled, could not simply run to the store and get new trees. They said they did not care that it had been done years ago that my husband needed to fill out a form seeking permission to take down trees that had already been taken down. They sent instructions, but when my husband went to the website, the website was no longer laid out the way the instructions said it would be. We have requested an extension for replanting trees, because obviously we want to find the right trees and not have to shell out money for trees more than once. Our HOA needs to fire LPI. LPI is quick to hit you when they perceive that you have committed a violation, but if they made a mistake, they will drag it out for four years and take advantage of every opportunity to charge you as many late fees as possible. We are considering legal action.

I cannot say enough positive things about Terri Box at LPI Property Management. As an HOA Board Member she is a vital asset for our neighborhood. She is professional and EXTREMELY knowledgeable and always available to answer questions. Beyond her professional qualities she is quite personable and very friendly. Homeowners in our neighborhood have contacted me on several occasions to express how helpful she has been when they have reached out. Most property management companies lack the ability to utilize "common sense" but it is clear that LPI values that trait and Terri does as well. If you are seeking a Property Management Company, I highly recommend retaining the services of LPI and requesting Terri as your Property Manager.

The Pedregal Landscape Committee has been judging and awarding Yard of the Month since October of 2025. We drive by every home at the end of each month, usually judging 10-15 yards per member, in preparation to make awards for the next month. Once we choose our winner for the following month, we are on a tight schedule to get the task completed. Terri Box has made short order of clearing our potential winner of current violations and past due fees. She has the winner's gift card ready for me to pick up by the next day after being requested.
