Buying a home can be overwhelming, but Bryan & Bryan Inspections made the entire process easy. Everyone I worked with was fantastic—from the scheduling team to my inspector, Josh Reyes. Josh was professional, thorough, and explained everything in a way that was easy to understand. I was also impressed by their concierge service. They followed up after my inspection and helped me get my utilities and pest control set up, which saved me a lot of time and hassle. Great people, great service, and excellent communication from start to finish. I would absolutely use them again and highly recommend them to anyone buying a home.
Do NOT trust reports from this company. I have reported to TREC and inspection report is under investigation by the TREC. The inspector produced highly inaccurate, careless, and speculative property inspection report. Due to blatant errors and ungrounded speculation by the inspector, my real estate transaction was tanked causing severe, measurable, and ongoing financial distress. 1. Inaccurate Paint Speculation The Report Claims: "Observed materials suggest interior components may have been painted. Paint may limit visibility of underlying conditions." Reality: The paint cans were left in the garage purely as a courtesy for the future homeowner’s touch-up convenience, which is a standard real estate practice. The inspector photographed these standard, leftover household touch-up materials stored on a garage shelf and used them to speculate that the paint was hiding underlying defects. This is a severe violation of TREC Rule §535.220 (Professional Conduct), which demands that an inspector remain objective and unbiased. Speculating on the intent of cosmetic touch-up paint is completely outside the scope of a TREC standard inspection. 2. Careless "Ceiling Fan Defect" The Report Claims: "Light Out... Primary Bedroom" Reality: This is a gross and careless oversight. The ceiling fan is not even in the primary bedroom; it is in the living room. Furthermore, the light kit functions perfectly. The inspector failed to use the fan's wireless remote control, which was sitting in plain view on top of the fireplace mantle just a few feet away. Recommending a licensed electrical contractor for a standard, fully functioning remote-controlled fixture without performing basic due diligence violates TREC Rule §535.222 (Inspection Reports), which requires reports to accurately reflect the actual condition of components. 3. Taking random picture without providing location The Report Claims: "Sheathing: Evidence of Prior Moisture" Reality: The inspection report fails to specify the location of the photographed deficiency. Positively identifying the exact location of an issue is critical for any inspection report and is strictly required by the Texas Real Estate Commission Standards of Practice. Because the specific room or area is not indicated, it is impossible to verify if the photo belongs to the property in question or to formulate a corrective action plan. This omission severely compromises the report's accuracy and usability.
