I've been with RPM for about 9 months now and I've been pretty happy with my experience. As the old saying goes, you get what you pay for, and RPM has been good value for money - especially given a medium-sized rehab for an apartment prior to going to market. I want to make sure I also recognize Kim, who has been especially responsive and has gone above and beyond with a special request I had as well.
Friendly team & ownership that is easy to connect with and usually reachable. However, my personal experience over the last 3 years with this franchise has been disappointing. I purchased a new construction duplex in 2023 and outsourced it to this management company, who sourced market tenants for both units after months of searching (granted it was the offseason, so I understand). Despite it being new construction and completely livable, the management company charged over $6k to "make it ready", with all sorts of B.S. / and mostly "nice to have" work which they claimed was essential. I accepted it after much persuasion and saying it would make the property more marketable and help with problems down the road - after which we rented it to tenants who absolutely wrecked my beautiful, new duplex. Not only that, but this PM didn't even keep an eye on my property and refused to do so unless we paid them extra and even that comes one mid-lease / year check, which is ridiculous considering there are other PM companies who will drive by and periodically look at the property... even doing so at minimum 3-4 times a year over my two year lease would have easily caught the garbage, overgrown grass, negligence etc on the property, but I'm sure even that comes with more charges. Maybe this company simply has too many properties to manage and can't give the appropriate attention to owners without charging them ridiculous pricing, so their resources are stretched thin. Who knows? After this rental period, we now have termites in both units and I now I have to pay $1500 (per unit) / $3k (total) for just that despite it being the same / connected house, plus over $3k in fixing up costs, and more costs after they review the damage from the termites..... and this is post-negotiation. Pretty soon it'll be enough to put a down payment on another SFR / duplex in the same area. This company can say what they want about "caring" for clients but it is evident that their only concern is about making revenue via fees and being opportunistic as noted from their behavior and activities stated such as the above. Overall, this has been an extremely disappointing experience with this franchise, but I'll give them the chance to amend / rectify things before further downgrading and pursuing further action as that's fair. A better business model would focus more on client retention and getting the right systems, vendors, and people in place so you don't actually lose them and can create sustainable profits. People like me who work regular W2 jobs and now have to sell their property because this PM's negligence has put me at significant losses YoY. BTW: No property = no mgmt fees: it isn't that complicated.
Kim Fleshner has been nothing but absolutely AMAZING! When looking for a property management company as first time investors, we didn't know who to trust.
