If you see the review posted below mine from about two months ago, believe it. Before moving in, I was charged a risk fee, double the monthly rent, and all move-in fees. When I finally received the home, it was far from move-in ready. None of the electrical outlets worked, the shower leaked from both the showerhead and the faucet, the primary bathroom sink leaked, the primary bathroom still had urine in the toilet. My gate front gate was secured by a door know for a closet, non working lights outside, The home had clearly not been cleaned before I moved in. Yes, all of this is documented on my move-in inspection sheet. The only response management gave me was, "The house is as is." For the cleaning. Fast forward to today: I pay my rent on time every month. In both July and August, my account had a remaining balance of just $0.13. In July, I received a call about the balance and paid it the same day. I work in property management, so I understand that every balance matters. However, in August, I was immediately charged a late fee after because an email about the $0.13 balance was sent yesterday. Meanwhile, when it comes to maintenance issues and the condition of the home, I'm expected to wait indefinitely for the maintenance coordinator to contact me. It's frustrating to see such urgency when collecting 13 cents from residents, but little urgency when addressing legitimate maintenance concerns or ensuring a home is clean and functional before move-in. Based on my experience, the level of customer service and responsiveness has been extremely disappointing. I absolutely count my days to properly give notice to move out.
Specialized Property Management, including its Texas/corporate operation and Orlando team, managed my property matter after purchase of a condo unit. The experience raised serious concerns about confidentiality, communication, accounting clarity, property access, and internal oversight. At intake, Nick and Sara were warned that their system required the management agreement, banking details, tenant data, property details, and sensitive owner information to be submitted in one continuous packet. They were told this was unsafe and that financial documents should be separated. That was not corrected. Confidential financial information that was not necessary or authorized was then shared externally by Glenda. Any claim that all personal or financial information was fully redacted is disputed, because the owner has a copy of what was sent. After the confidentiality issue was raised and escalated to company president Rodd in Texas, maintenance director John terminated the agreement by text and canceled a scheduled rekey. The message stated: “Our team has decided that you are not a good fit for us. We are terminating the management agreement effective immediately and we are cancelling the rekey.” Hours later, John reversed course and offered the same rekey for free. Their public response calling this a “goodwill” rekey is misleading because the rekey had already been canceled after termination. The rekey issue itself was caused by the company’s failure to properly verify that the original keys worked and that access was secure. Communication during the tenant transition was also poor. Messages to Glenda went unanswered, answers were inconsistent, and communication appeared to be routed through a shared/internal system without clear accountability. During a recorded call, John confirmed tenant payment had been received but gave inconsistent explanations about the security deposit. Despite that, an additional $500 was later requested for a locksmith/rekey. Most concerning, after the agreement had already been terminated and after written revocation of entry authority was sent to Company President Rodd and Nick, a locksmith arranged by Specialized still arrived at the property and attempted to drill/change the lock while the owner was inside. Police later described the situation as trespass. Their response does not explain why access was attempted after termination and written revocation of authority. Specialized claimed they helped with the tenant transition and recovered unpaid rent, but that claim is disputed. The tenant transition was already underway, and in any event, that claim does not address Nick,John and Glenda the confidentiality failure, accounting confusion, communication breakdowns, key-verification failure, or access-control problems. Bottom line: this company showed serious breakdowns in confidentiality handling, communication systems, accounting clarity, property access control, and internal oversight. Property owners should proceed with extreme caution, require everything in writing, verify all accounting and tenant-payment claims, confirm all keys actually work, and make sure no vendor or locksmith is sent without clear written authorization.
We just received our rental property a few days ago and it has been a little overwhelming. We had to pay 2x the rent deposit but we weren’t told exactly the criteria which caused us to pay that. Nicole was pretty quick and easy to communicate with which I really appreciated because I’m someone who likes to get things done on time. I think the way the emails are sent is a bit confusing and it’s a little difficult to use so many different companies/sites for various things. Up to now we still haven’t received our document to submit move in conditions which is a little nerve wracking because it is time limited…
